How much does an architect cost in Scotland?
The cost of hiring an architect in Scotland varies depending on the scope of the project, location and level of service. The fee will vary depending on the type of residential projects such as extensions, loft conversions, garage conversions, or internal alterations. We offer fixed fees on all of our projects which gives you cost certainty from the start. Fixed fees are popular for smaller projects which include for the cost of drawings for planning applications and building warrant only (no site supervision).
We recommend you ask your architect for a clear fee proposal, not just a percentage of the construction cost.

Do I need a planning application for a loft conversion in Lanarkshire?
If your loft conversion only requires some velux windows and they are facing onto the rear garden then you normally wont require planning permission. However, If you require a dormer window then it is more likely you will require a planning application as this will alter the external appearance of your home.

Yes, you will require building warrant approval for a loft conversion in Scotland.
The Architects drawings and spec include a lot of information which is required by the builder to construct your project correctly and to ensure the end product is safe to use and energy efficient. Our drawings will include a number of key things such as;

- Insulation to walls, floor and roof

How long does planning permission take in Lanarkshire & the Central Belt?
The council has a statutory period of 2 months to make a decision on your local application – this time period covers projects such as a new build house, single storey extensions, double storey extensions, dormer windows, loft conversions, new build garage, balconies, decking and various other external alterations to domestic properties.

What is the cost of a planning application and building warrant for a garage conversion in South Lanarkshire?
You normally wont require a Planning Application for your garage conversion. We will always check this for you with the council but in general they are considered ‘permitted development’ – which basically means they don’t require planning permission.
You will always require a building warrant for your garage conversion and the councils fee for this will generally be in the region of about £300.
An Architects fee for an integral single car garage conversion is around £1000.

Do I need an architect for an extension in Glasgow?
Yes – An architect is an expert in preparing drawings and specifications for Planning Applications and Building Warrants. Your architect will also liaise with the council planning officers and building control. They can also undertake site visits and deal with contract admin if a full service is chosen.
We would also recommend you check that your architect is ARB registered and have adequate PI insurance for your project. We pride ourselves on being ARB registered and holding adequate PI insurance for all of our projects.
What's the difference between planning permission and a building warrant in Scotland?
Planning permission relates to how land and buildings are used and the impact on the surroundings. A building warrant, on the other hand, ensures your building meets the required safety and construction standards.
Most projects, including lofts, garages and extensions require a building warrant even if planning permission isn’t needed.
You may need both and its always best to ask us and we will be happy to give you free advice.
